The Royal required assistance to consolidate two community ACT clinics into one location.
Background
The Royal engaged Nick Maiorino and Alan Doak as lead agents for the project to assist with finding a location that provided the right environment for program delivery and also facilitation of interaction between The Royal’s staff members and patients at the clinics.
Challenge
The existing clinics were party to leases with different landlords, in different locations, with different expiry dates. The team was tasked with finding a strategy to bring these working groups together into the new location without incurring significant additional costs. There were also strict budgetary parameters that had to be respected for the project.
Strategy
Nick and Alan worked with The Royal’s designated representatives and facilities team and thoroughly assessed the needs of each of the clinic groups. The team came to understand what elements of the current locations worked well, and where there was room for improvement in the new consolidated location. Because of a deep knowledge of the market and different features within common real estate landmarks, our team was able to uncover an unlisted opportunity in the upper level of the Carlingwood mall that would allow the clinics to consolidate into one location that offered all of the amenities and access they had targeted and more.
Results
Through a careful negotiation that considered multiple lease expiry dates, space assembly and construction scheduling, our team enabled The Royal to secure space that met its budgetary parameters and far exceeded the expectations for the project at the outset.
