The NDEB’s changing needs and continued expansion required a new consolidated location with high security measures to improve business efficiency.
Background
The National Dental Examining Board of Canada (NDEB) had been leasing office space in 100 Bronson Avenue, a building with mixed-use for a number of years. Because of the NDEB’s changing needs and continued expansion, the organization had leased a number of different pockets of space in 100 Bronson Avenue. As a result of this, the NDEB had challenges with the efficiency of their office space, and ongoing issues with the maintenance of the building.
Challenge
A primary concern of the NDEB was maintaining a high level of security, as they had past and ongoing concerns about the safety of their employees and examination materials.
Strategy
The project team engaged a designer and project manager early in the real estate process and performed a highly detailed needs analysis. Taking into consideration the specific requirements of the NDEB, which included a need for a high security environment, facilities that could accommodate document production, and storage of valuable materials, the project team was able to quickly and efficiently identify viable options in the market.
Results
NDEB was able to secure office space that met all of the criteria identified by the NDEB in the downtown core, while meeting the budgetary parameters of a not-for-profit organization. The organization has now been accommodated on one full floor of 80 Elgin Street, which is the British High Commission (a high security building) at below market rental rates, eliminating the prior inefficiencies, and bringing the staff of the NDEB together.
