Epocal, a rapidly expanding technology-based company required space to accommodate engineering, operations and manufacturing under one roof while allowing for rapid future expansion.
Background
Epocal is a company founded in Ottawa that produces point of care blood analysis systems, which are the first to use smart card technology. This breakthrough technology provides state of the art lab results directly to a handheld computer, without the necessity of samples leaving the bedside.
Challenge
Due to the immense demand for its technology, Epocal has undergone massive expansion in terms of its office and manufacturing requirements.
Strategy
Our team took the time to understand Epocal’s business and operational requirements. In turn, we were able to run a highly-focused search for properties could accommodate engineering, operations and manufacturing under one roof, and allow for rapid future expansion.
Results
Epocal was able to secure a 65,000 sf lease with a right to expand to 100,000 sf in a building in central Ottawa, owned by Canada Post. Canada Post allowed for a partial repurposing of the premises in order to meet Epocal’s facility and infrastructure requirements. At the same time, rights to expand at fixed rental rates were included in the lease, allowing Epocal the flexibility it needed to enter into a long term commitment.
In addition, our team worked with Epocal to renegotiate and execute an early renewal for a 30,000 sf lease in its Walkley Road facility. The reason for doing this was to allow Epocal to make an investment in increasing its production capacity without the worry of the Landlord considering them captive and (significantly) increasing the rents.
