Background
The Team was engaged to find MBM a custom built leased office space that incorporated a design that would support MBM’s corporate culture.
Challenge
Being a well-established professional services firm, the partners of MBM wanted to leave a door open for purchasing a building in the event that they were to find something that was suitable within their preferred geographic parameters.
Strategy
Using their knowledge of the market, the team was able to identify a building that had been vacated by its major tenant, resulting in an 85% vacancy rate. Our team worked in collaboration with the partners of the firm to develop a negotiations strategy. Together, they leveraged the building vacancy rate, soft market conditions and numerous competing offers, to secure an extremely favorable agreement, from a financial and non-financial perspective.
Results
MBM Intellectual Property Law was able to transition into custom built offices for an extremely favorable rental rate, with a lease that will allow them the flexibility they were seeking in the event that the firm should choose to purchase a building.
