Annidis Corporation, formerly Annidis Health Systems Corp. had been operating from a traditional office building for a number of years. As Annidis grew, and its production expanded, it facilities needs also changed.
Background
Annidis required high quality office and clean industrial space for the design and manufacturing and servicing of ocular health assessment instruments for the early detection, diagnosis, treatment and management of ocular disease in humans.
Challenge
Being a relatively new company, Annidis had certain budgetary parameters that it wanted respected for any facility relocation project. Also, because of the exceptional worldwide market potential for of the equipment it manufactures, Annidis did not want to make a longer term commitment for fear of being constrained as a result of explosive future growth.
Strategy
Buildings with the right mix of office and clean industrial space are in very limited supply in the Ottawa area. The team used their knowledge of the market to uncover properties that could offer the right blend of office and industrial space and were listed by landlords willing to accept a shorter term lease at favorable market rates.
Also, once the team had identified the right property, a lease agreement had to be negotiated and construction had to be completed within a very tight timeline.
Results
Annidis was able to lease a cost-effective solution that will support its short, medium and possibly long term corporate objectives, as well as provide an ideal environment for the development and manufacturing of its medical devices.
