Case Study: Champlain CCAC

Abstract

Champlain Community Care Access Centre’s (“CCAC”) project was a multi-year assignment to assist the organization with real estate brokerage transactions for the entire Champlain region portfolio.

Background

Champlain CCAC issued multi-year assignment to our team to assist with real estate brokerage transactions for the entire Champlain region portfolio. As part of this engagement, the team was asked to assist with the consolidation and modernization of two CCAC west Ottawa locations.

Challenge

Our team took the time to understand the new CCAC accommodations standard, which greatly reduced the physical space requirements, as many program workers were transitioning to a mobile working model. As a result of this transition, employees are not assigned a permanent workspace; they plug into a number of hoteling stations while they are in the office, with most employees working flexible hours and blending work from home with time in the office in a way that increases productivity and employee satisfaction. In addition, we were able to leverage the soft demand for space in the real estate market to the CCAC’s advantage, eliciting an aggressive long term proposal from an institutional landlord.

Strategy

Through the implementation of a new accommodation standard in addition to a careful, strategic negotiations-process, our team was able to assist the CCAC in greatly reducing its accommodations costs per employee. The CCAC west office is now a model space for many similar organizations who are considering transitioning to a mobile work environment.
